VIP Buyer Agreement
When you become a VIP Buyer, there are a number of very important benefits that I will provide you.
1. I will help you get pre-approved for your home loan by setting up a meeting for you with a reputable lender.
2. I will automatically mail you regular updates of homes that match your homebuying criteria.
With this information, you can pick the homes you like and drive by them to decide if you want me
to arrange a private showing so you can see the inside.
3. I will use my Specialized Knowledge to ensure you get the best home for the best possible price.
I'll discuss strategy with you regarding offer price, financing terms, possession date etc. I'll help you prepare the offer, present it on your behalf, and then negotiate in your best interest.
4. I will continue to serve your needs even after you have purchased a home by showing you where to find the best services such as legal expertise, home inspection, home insurance etc.
In Return for these services, you will agree:
1. To make your house hunting process easy by obtaining written pre-approval for a home loan from a lending institution
2. To allow me to represent you whenever you see a home (new or resale) that you want to view.
This means that you will let me know when you're going to view any home, and advise all other agents, builders and For Sale by Owners that I am your agent. If you want to make an offer, you will do this through me, relying on my experience to see that your best interests are protected.
3. To give me six months, from the commencement of this process, to represent you as your agent.
Because the vendor or builder pays my fee, you don't pay me anything for all the services I have outlined above, and you're under no obligation to buy or build a home. If you use another real estate company to purchase a home without using me, you agree to pay me a fee of $1000 as compensation for the service, time and effort that I spent trying to find you a home.

Entering into a buyer's agreement with a real estate agent can be a risky business. $2,500 Cash Savings
Buyer Guarantee Certificate
As a VIP Buyer, I guarantee that when you find the home you want to purchase, I will negotiate on your behalf to help you purchase this home for at least $2,500 less than the listed price. (i.e. the price listed on MLS – Multiple Listing Service) or I will pay you $250 cash at the closing of the sale.
Conditions:
- You will obtain written pre-approval for a home loan from a lending institution within 14 days of the date of this guarantee.
- The listing price of the home you purchase will be at least $300,000
- You pay me absolutely no fees for my services. The seller will pay my entire commission on the home you purchase
- This guarantee applies to homes listed by real estate brokerages other than Royal LePage Frank Real Estate. As designated by law, I am obliged to act as a fully disclosed dual agent when negotiating for homes listed by my Team or by Royal LePage Frank. For those homes, my goal will be to do my best to bring buyer and seller together to find a price which is fair to both. And, there are no competing or multiple offers o the propertyat the time we submit an offer.
- If I fail to negotiate a price for you of at least $2,500 below the listing price, I will pay you the $250 guaranteed cash savings at the closing of the sale of the home you purchase with my assistance.
